Client project: 8,800 sq ft villa, Palm Jumeirah

An owner preparing to accept handover of an 8,800 square foot villa on Palm Jumeirah engaged The Snag Master for a full interior fit-out inspection before signing off. The property presented well on the surface, with polished stone, seamless joinery and a completed high-end finish throughout. The owner wanted independent confirmation that the workmanship behind that finish matched its appearance, not just a visual walkthrough.

Our engineers inspected the villa floor by floor and system by system, covering MEP and electrical distribution, chilled water and FCU cooling performance, plumbing and drainage, waterproofing and moisture in wet areas and the building envelope, tiling and stone including hollow bed detection, joinery and ironmongery, and paint and surface finishes. Thermal imaging and moisture mapping were used throughout to identify issues that are not visible to the eye, including hidden moisture paths and underperforming cooling zones.

The inspection was carried out by civil engineers rather than general technicians, and was delivered in line with RERA certification, DED licensing and RICS methodology. The result gave the owner a documented, evidence-based report on the true condition of the property before accepting handover, with time still available to have any issues addressed at the contractor's cost rather than their own.

This is the value of an engineer-led inspection on a large-scale home. The bigger the property, the more surface area there is for a small defect to sit unnoticed, and the more expensive it becomes if it surfaces after move-in rather than before.

Residential Property Inspection FAQs

1. What does a residential property inspection cover that snagging doesn’t?

A residential inspection covers everything a new-build snag list does – structure, MEP, finishes – plus condition items relevant to lived-in or resale homes: appliance function, general wear, water pressure, existing repairs, and mold or moisture risk from years of AC use. Snagging is specific to brand-new or freshly handed-over units; a residential inspection applies to any villa or apartment, new or resale.

 

2. Do you inspect resale and secondary-market homes, or only new handovers?

Yes. The Snag Master inspects resale villas and apartments as well as new handovers. A pre-purchase resale inspection is especially important in the UAE because older units can carry hidden AC, plumbing, or moisture issues that a fresh coat of paint hides from a viewing.

 

3. How long does a residential inspection take – is a villa different from an apartment?

A typical apartment inspection takes around 1.5–2.5 hours; a villa, because of its larger footprint, garden, and pool or basement areas, usually takes 3–5 hours. Timing depends on unit size and the number of MEP systems and outdoor areas to cover.

 

4. Can I be present during the inspection?

Yes, and we recommend it. Being on-site lets our civil engineer walk you through issues in real time – especially useful for first-time buyers who want to understand what’s being flagged and why, rather than just reading it in a report afterward.

 

5. Why does UAE humidity make a residential inspection different from inspections in other countries?

The UAE’s high humidity combined with near-constant AC use creates condensation inside walls and ceilings that isn’t visible on a normal walkthrough. Our inspectors use thermal imaging and moisture meters specifically because standard visual inspections common elsewhere miss this class of defect entirely in this climate.

 

6. What happens if I find defects after I’ve already moved in?

If you’re still within the Defect Liability Period (DLP) for a new-build, the developer remains liable and our report gives you the documented evidence to escalate the claim. For resale properties, a post-move-in inspection still has value – it creates a dated record for maintenance planning, insurance, or future dispute protection, even without developer liability.
